Del E. Webb opened Sun City on January 1, 1960 with five home models. The opening weekend drew 100,000 people, ten times what was expected. It was built out by 1978.

Most homes in Sun City are between 48 and 66 years old, old enough to have been re-roofed at least once and many of them more than once.

This changes the whole assessment. In a boom suburb you are evaluating a builder’s original specification. In Sun City you are evaluating an unknown contractor’s work from an unknown year, and the only way to know is to look.

The oldest housing, now over sixty years old. Low-slope and shallow-pitch roofs that have been replaced repeatedly, each time by whoever was chosen at the time.

The later phases toward the outer edge

Newer within Sun City, which still means around fifty years old. Model designs were refreshed every few years, so roof forms vary more than the uniform street layout suggests.

The 2020 census counted 13.7 percent of Sun City homes as vacant, including 8.8 percent held for seasonal or occasional use. Homes empty for part of the year have a specific problem: nobody is present to notice a leak while it is still small.

Much Sun City housing is shallow or flat. These are not lesser roofs, they are different systems, and they are designed to be maintained on a cycle rather than installed and left.

Foam and coated systems

A very common retrofit on low-slope Sun City roofs. Recoated on schedule a foam roof lasts a long time. Left past the point where the coating fails, the foam itself takes damage, and that repair is a different order of cost.

Tile and shingle on the pitched sections

Present across the community, always as a replacement rather than an original roof. The age of the house tells you nothing here; the age of the current roof is the only relevant number.

Sixty years of roofing means several generations of repair, some good, some expedient. What is on the roof now sits on top of choices made by people nobody can ask.

Low-slope roofs needing maintenance, not replacement.

Much Sun City housing is low-slope, often foam or coated. Maintained, these last a long time. Left alone, they fail, and the failure is usually the avoidable kind.

The seasonal-occupancy problem. Water entering an empty house in July may not be found until October, and by then the roof is the smaller part of the repair.

On a foam or coated low-slope roof, catching it at the recoating stage is a fraction of the cost of letting the foam take damage. The timing decides the number far more than the size of the roof does.

What the last contractor did

Good previous work makes the next job straightforward. Expedient previous work, layers left in place, or details never properly addressed all add to what the current job has to put right.

Unknowns on a roof with no record

Where nothing is documented, an honest proposal prices what can be seen and states what happens if more is found. A single confident number on an undocumented sixty-year-old house should prompt a question.

Sun City is not a city. Does that affect anything?

It is an unincorporated community in Maricopa County rather than an incorporated city, so county rather than municipal jurisdiction applies. We handle that side of it. It does not change what your roof needs.

My home is from 1968. Does that mean the roof is nearly sixty years old?

No, and this is the point. A roof does not last sixty years, so yours has certainly been replaced. What is unknown is when, by whom and to what standard, and that is exactly what an assessment establishes.

I am only here part of the year. What should I do before I leave?

Have the roof looked at before you close up rather than after you return. The cost of a leak in an unoccupied house is driven almost entirely by how long it runs, and a problem found in April, before you leave, is a fraction of the same problem found when you return in October.

My foam roof looks chalky and faded. Is that a problem?

It is the coating doing its job and reaching the end of it. Foam roofs are maintained by recoating on a cycle. Recoated in time, the roof continues; left until the foam itself is damaged, the repair is considerably larger.

I just bought here and have no roof paperwork. Is that normal?

Very. In a community with this much turnover the roofing record often does not survive the sale. It is not a red flag in itself, but it does mean the roof is an unknown, and an unknown on a sixty-year-old house is worth resolving early.
