02 / WHAT WE CHECK

The whole roof,
not just the
stain.

A leak shows up where water arrives, which is rarely where it got in. So the inspection covers the roof as a system rather than the one spot you noticed.

  • The surface — slipped, cracked or missing tile, curling or bare shingles, chalky or cracked foam coating
  • The details — valleys, flashing at walls and chimneys, vents and pipe penetrations, where most leaks begin
  • The underlayment where it can be seen — at eaves, valleys and any broken or slipped tile. On a tile roof this is the layer that decides how long the roof has left
  • Drainage — on low-slope roofs, ponding water and blocked drains or scuppers
  • Signs of water getting in — staining, soft or uneven areas, and damaged decking at the edges

Everything noted goes into the report with a photograph, so a finding can be checked rather than taken on trust.

Is the inspection really free?

Yes. There is no charge for the inspection, the photographs or the written report, and no obligation to hire Atlas for any work afterward.

Will you just try to sell me a new roof?

The recommendation follows what the inspection finds. Plenty of roofs need a repair rather than a replacement, and some need nothing yet. A report that says so is a legitimate result.

Can you tell me whether insurance will cover it?

No, and nobody honestly can before your insurer assesses it. We document the roof and describe any work in writing. We do not adjust insurance claims or promise coverage.

Do you inspect commercial roofs?

Yes. Residential and commercial roofs across the Phoenix metropolitan area.

What if the inspection finds nothing wrong?

Then the report says so, with the date and photographs. That is worth having: it tells you where the roof stands and gives you something to compare against next time.

Should I go up and look first?

No. Stay off it: tile cracks underfoot, and a fall from a roof is a serious injury. Whatever you have spotted from below or from indoors is plenty to book on.
