Carefree was planned in the 1950s by K. T. Palmer and Tom Darlington, sold its first lots in 1955 and incorporated in 1984 to stay out of Scottsdale. It had 3,690 people at the 2020 census, 91 percent of homes owner-occupied, and its housing is spread fairly evenly from the 1960s to the 2000s. Nearly all of it is custom.

Carefree was laid out as a master-planned community around its sundial in the late 1950s and filled in slowly over the next forty years. It incorporated in 1984. Unlike the boom suburbs, no single decade dominates: about a fifth of its homes come from each of the 1970s, 1980s, 1990s and 2000s.

A 1980s roof, if original, is 37 to 46 years old and a 1990s one 27 to 36; both are past the range tile underlayment lasts here. The 2000s homes are inside it. The town is small and the census sample is small, so treat the shares as a sketch.

How do I find out how old my roof is?
Permit records, the previous owner’s paperwork, or an inspection. Materials and fasteners date a roof within a few years.
Is a flat roof a problem in Carefree?
Not in itself. It is a different system that needs a coating cycle and working drainage, and it is the design tradition here.
We are away in summer. When should we have the roof checked?
In spring, before you leave. The monsoon runs June 15 to September 30.
My 1990s tile roof has never leaked. Is it fine?
The tile probably is. The underlayment is around 31 years old, at or past the end of its range. Never having leaked is good news about the past.
Does the town regulate roofing?
