01 / WHAT ACTUALLY CHANGES

The weather is
broadly the same. The
building date is not.

Every city here sits under much the same sun and the same monsoon season, though storms hit unevenly. What differs is when the houses went up, and that turns out to matter enormously.

THE PART THAT MATTERS

Tile outlives
the layer keeping
water out.

Concrete tile lasts fifty years or more. The underlayment beneath it lasts roughly fifteen to twenty-five years in this climate, and on a tile roof the underlayment is the waterproofing. The tile is a rain shield over the top of it.

So a house built in the 1995 to 2005 boom has a roof that still looks new and a waterproofing layer at or past the end of its service life. The owner sees an intact roof. The roof has an expired component.

This is why the build decade is the most useful thing to establish about any valley roof, and why these pages are organized by city rather than by service.

Monsoon season.

The National Weather Service defines it as June 15 to September 30. Wind-driven rain is the part most likely to reach a roof, and it usually finds an existing weakness rather than creating a new one.

Sun exposure.

Every roofing material in this region works under a heat and UV load that shortens what the same product would achieve elsewhere. Manufacturer service lives are not desert service lives.

Tile and its underlayment.

Tile is common across the valley, and on every tile roof the tile and the layer beneath it age on completely different schedules.
