SERVICE AREA / APACHE JUNCTION, AZ

Roofing in Apache Junction
is two different jobs
in one city.

Apache Junction sits at the foot of the Superstition Mountains with 38,499 people at the 2020 census, a third of them over 65. About 46 percent of its homes are manufactured or mobile homes. That single figure shapes the roofing here more than the age of anything.

A USEFUL FIRST QUESTION

“Does a manufactured home roof get treated like a regular roof?”

01 / WHEN APACHE JUNCTION WAS BUILT

Ten thousand
to forty-five
thousand.

Apache Junction incorporated in 1978, grew fastest in the 1980s and 1990s, and has grown slowly since. It straddles Pinal and Maricopa counties, and a large part of its housing is in manufactured home communities and RV parks that fill each winter.

Census counts for Apache Junction, and the Census Bureau’s July 2025 estimate
19809,935
199018,100
200031,814
201035,840
202038,499
2025 est.45,672

Site-built housing here is spread across decades: about 26 percent of all homes date from the 1990s, 21 percent from the 1980s and 20 percent from the 2000s. A 1990s tile roof is 27 to 36 years old, which is past the range in which underlayment fails here.

Apache Junction has older site-built housing than most of the East Valley, plus a manufactured home stock that follows different rules. The age of the neighborhood tells you less here than the kind of home does.

02 / ACROSS THE CITY

Not every
part of Apache Junction
is the same age.

01

Manufactured home communities

Across the city, many of them 55-plus parks

Nearly half the housing. Roofs are metal, rolled roofing, or foam and coatings over the original roof. They age on their own schedule and are repaired by different methods.

02

The 1980s and 1990s site-built neighborhoods

The core of the city’s growth decades

Tile and shingle 27 to 46 years old. Many are on a second roof already; the ones that are not have underlayment past the end of its range.

03

The 2000s subdivisions

The newer tracts toward the south and east

Tile around 21 years old, in the first half of the underlayment range. Worth a look rather than a decision.

04

Acreage and older desert lots

Toward the Superstitions and the county line

Custom and older homes on large lots, with roofs of every type including metal and foam. Each is its own case.

03 / WHAT THE ROOFS ARE MADE OF

What you
tend to find
in Apache Junction.

Manufactured home roofing

Metal roofs, rolled or membrane roofing, and foam-and-coating systems applied over the original. Most repairs are about seams, fasteners, coatings and the connection to the home’s structure, not about tile.

Concrete tile on the site-built tracts

The usual valley material on the 1990s and 2000s subdivisions, with the usual pattern: sound tile over underlayment that wears out first.

Shingle and foam on older homes

The 1970s and 1980s houses used shingle more often, and flat sections were often foamed later. Both have shorter cycles than tile and show their age sooner.

04 / WHAT SHOWS UP HERE

The patterns
worth knowing
about.

01

Winter residents, summer leaks.

A large share of homes stand empty through the summer storm season. A leak that starts in July can run until the owner returns in the fall, which is why a pre-summer check matters more here than almost anywhere.

02

Coatings that have quietly expired.

On manufactured and flat roofs the coating is the roof. When it chalks and thins, water reaches the layer beneath. A recoat on time is cheap; a replacement after the fact is not.

03

Older homes, older repairs.

Site-built homes from the 1980s have often been patched several times by several hands. Sorting out what is original, what was repaired and what is failing now is the first job of an inspection.

05 / WHAT CHANGES THE PRICE

Why two quotes
can differ by
thousands.

01

The kind of home

Manufactured home roofing uses different materials and methods from a tile re-roof, and is priced differently. Make sure a quote is for the system you actually have.

02

Coating versus replacement

On a foam or metal roof the cost difference between a maintenance recoat and a full replacement is large. Which one is appropriate depends on what is under the coating, and that takes a look.

03

Park and community rules

Many communities here have their own approval steps and working-hours rules. They add time rather than cost, as long as they are known at the start.

07 / APACHE JUNCTION QUESTIONS

Common ones.

Do you work on manufactured home roofs?

Call and describe the roof. Repairs, coatings and roof-overs on manufactured homes are a different trade from tile re-roofing, and we will tell you plainly what we can take on for your home.

I leave for the summer. When should I have the roof checked?

Before you go, in the spring. The monsoon runs June 15 to September 30, and a small leak in an empty house can run for months.

My 1990s tile roof has never leaked. Is it fine?

The tile probably is. The underlayment is around 31 years old, which is at or past the end of the 15 to 25 year range here. Never having leaked is good news about the past, not a forecast.

Is Apache Junction in Pinal or Maricopa County?

Mostly Pinal, with a portion in Maricopa. Permits and inspections go through whichever county your address is in. The roof is the same either way.

Our park requires approval for exterior work. Does that slow things?

It adds a step. Tell us the rules at the start and the work is scheduled around them.

My foam roof looks chalky and faded. Is that a problem?

It is the coating reaching the end of its cycle, which is exactly when it should be recoated. Left longer, the foam itself starts to take damage, and the repair becomes a bigger one.

Whichever kind of home you have, the first step is the same: find out what is actually on the roof and what condition it is in.
