Our own typical prices, as of October 2026. Not a national average and not a teaser rate: what we bid on Phoenix-area roofs, with tear-off and disposal already in them.

01 / THE PRICES

These are our typical prices for a straightforward roof. Your own price comes from measuring your roof, which is what the free inspection is for. Section 04 lists what moves a price up.

Your roof is not the same size as your house. Overhangs and pitch add roof area, and a two-story home has much less roof than its floor area suggests. We measure it rather than estimate it from the listing.

03 / WHAT IS IN THE PRICE

Each price covers the whole job of that type, including the parts that quotes often list separately:

  • Tear-off and disposal — removing the old roof where the job replaces it, and hauling it away
  • Flashing — at valleys, walls and penetrations
  • Underlayment — on tile and shingle roofs, the layer that keeps the water out

Solar panels are the one thing priced separately, because the cost depends on how many you have: $150 per panel, on the same quote.

04 / WHAT RAISES IT

Five things
that make a job
cost more.

The typical prices above are for a straightforward roof. These are what move a price above them, and the inspection is where you find out whether your roof has any of them.

Damaged decking.

The boards under the roof can only be seen once it is open. Rotten or broken sections have to be replaced before anything goes on top.

A second story.

More height means more setup, more safety equipment and slower handling of every bundle and tile.

A steep pitch.

A steep roof is slower to work on and needs more fall protection.

Broken tile.

Some tile is already cracked and some breaks in handling. Replacements have to be found and matched to what is on the roof.

Difficult access.

Where materials and equipment cannot get close to the house, everything takes longer.

05 / THE BIGGEST DECISION ON TILE

On a tile roof, re-laying your own tile instead of buying new takes almost two-thirds off the price. Sound tile can usually go back on; failing, obsolete or unmatched tile cannot. Two quotes for the same tile roof can be far apart simply because one assumes new tile. How to tell which a quote has priced.

About the
numbers.

Why price per square?

It is how roofs are measured and how materials are ordered, so it lets you set our figure beside anyone else’s. Compare what each price includes as well, or you are comparing different jobs.

Is the inspection really free?

Yes. No charge and no obligation. It is where your actual price comes from, because it is where the roof is measured and what is under it is assessed.

Do you charge to move solar panels?

$150 per panel to detach and reset them. We coordinate it with your solar company or an independent licensed contractor. More on solar and a new roof.

Do you do small roof repairs?

Yes. We repair roofs as well as replace them, from a single slipped tile or a leak around a vent to flashing and foam roof repairs. A repair is priced for the job after a free inspection, not per square. More on roof repair.

Will my price match this page?

For a straightforward roof, it should be in line with it. If your roof has any of the five things in section 04, the inspection is where you find out by how much.
