  • What the proposed work does: recoat, repair, overlay, or full replacement
  • For foam, the protective coating specified and the thickness it is applied at
  • How drainage is assessed and whether ponding areas are addressed
  • Treatment of penetrations, curbs, equipment supports, and edge details
  • The maintenance the system will require afterwards, and on what basis that schedule is set
  • What the proposal assumes about future recoating, and who is responsible for it

Establish what is already on the roof.

Existing systems, previous coatings, and past repairs determine what can be applied over them.

Check whether the substrate is dry.

Moisture trapped beneath a coating or overlay does not go away. Ask how the substrate was assessed before anything was proposed over it.

Look at drainage.

Where water stands, and why, is a roof design question as much as a materials question.

Inventory the penetrations.

Equipment curbs, supports, and penetrations are where low-slope roofs commonly leak, and they are often the bulk of the detail work.

Ask which areas are being repaired and how they were identified.

03 Overlay or new low-slope system

Installs a new system over or in place of the existing one.

Ask what happens to the existing assembly, and how the substrate was confirmed suitable.

How often does a foam roof need recoating?

It depends on the coating specified, the thickness applied, and the exposure on your building, so this site does not publish a single interval. Ask for the interval a proposal assumes, the basis for it, and what inspection schedule goes with it.

Why does foam need a coating at all?

The coating is the protective, weather-facing surface over the foam. Ask which coating is specified, how thickly it is applied, and what maintaining it involves over time.

Is ponding water a problem?

Standing water is worth asking about, because it indicates where drainage is not working and it changes how the surface is loaded. Ask whether ponding was observed, what is causing it, and whether the proposal addresses the cause or only the surface.

Can a new system just go over the old one?

Sometimes, but only if the substrate is sound and dry. Ask how that was established before an overlay was proposed, because trapped moisture is not resolved by covering it.

Do you offer maintenance programmes?

Call and describe the building and the system on it. Whether a scheduled programme makes sense depends on the roof, and it is worth talking through rather than signing up to blind.
